Property values in Port Aransas continue to climb in 2026, although the increase is smaller than in recent years. According to the Nueces Central Appraisal District (NCAD), the modest rise is largely driven by new construction, newly added properties, and steady market activity.
Many local homeowners are already seeing the impact. Some properties have increased by around 10%, while others have experienced much larger jumps in appraised value. In some cases, homeowners believe the lack of recent comparable sales in certain neighborhoods has made accurate valuations more difficult.
Despite higher property values, the Port A real estate market has begun to slow in other ways. Homes are staying on the market significantly longer than they did just a few years ago. According to the Texas A&M Real Estate Research Center, the average housing inventory has increased to more than 17 months, compared to nearly 15 months last year. Even so, median home prices in the 78373 ZIP code have risen about 4%, with nearly one-third of homes now valued at $1 million or more.
Local real estate experts say these numbers highlight the unique nature of the Port Aransas real estate market. While some neighborhoods and condominium developments have seen values increase, others have remained flat or even declined. Because of these differences, buyers and sellers should evaluate comparable sales within specific neighborhoods rather than relying on overall market trends.
For homeowners, rising appraisals can also mean higher property taxes. Residents who believe their property's assessed value is too high have the option to file a protest with NCAD before the deadline listed on their Notice of Appraised Value. Supporting documentation—such as photos, repair records, or exemption paperwork—can strengthen a case during the review process.
