Port Aransas Continues to Grow with New Communities, Resorts & Attractions

Residential construction may not be moving at the record pace seen a few years ago, but Port Aransas continues to grow with new neighborhoods, resort communities, restaurants, and amenities that are shaping the future of the island. For anyone planning a Port Aransas vacation or exploring Port A real estate, there's plenty happening.

One of the largest developments is Spoonbill Bay, where about a dozen homes have already been completed and nearly 190 are planned over the next several years. The community will feature Spoonbill Lagoon, a resort-style amenity with a lazy river, swim-up bar, family pool, children's water play area, pavilion, and dining options. During its early years, the lagoon is expected to be open to the public before eventually becoming exclusive to residents.

At Cinnamon Shore South, growth continues with 50 new homes completed over the past year and more than 60 currently under construction. The community recently opened Saltwater Gypsies Market and the Sea Glass Pool & Fitness Center, while a new indoor restaurant, Dos Boca, is scheduled to open in 2027. Residents are also enjoying Sundown Court, a scenic event space designed for gatherings, weddings, and community events. Meanwhile, Cinnamon Shore North recently welcomed Stout's at the Shore, with Tiki Jay's expected to open soon.

Palmilla Beach Resort also remains one of the island's busiest developments, completing more than 20 homes over the past year while adding additional homes currently under construction. Future plans include expanded resort pools, pickleball courts, a boathouse, and a proposed hotel and conference center, further enhancing one of the premier destinations for a TX family beach vacation.

Growth continues at Sunflower Beach, where new custom homes are under construction alongside recently completed pickleball courts. Nearby, Lighthouse Cove is nearing completion with approximately 70 homes built, while developers prepare for additional construction as market conditions improve.

Just south of Cinnamon Shore, Sunrise Beach is also expanding quickly. Nearly every lot in the first phase has been sold or developed, and construction on a second phase with 30 additional homesites is expected to begin soon.

Visitors will also have even more things to do in Port Aransas thanks to the upcoming 1A Centre development. Located on Beach Access Road 1A, the new destination will feature the relocated Tortuga's Saltwater Grill, Local's Café & Market, outdoor green space, and new gathering areas designed for both locals and visitors.

Another long-awaited milestone is taking place at Port Royal Ocean Resort, where renovations continue nearly a decade after Hurricane Harvey. The resort has already reopened its renovated heated pool, children's splash area, and resurfaced lower pool, with additional building improvements expected to be completed this year.

While the pace of new home construction has moderated, the continued investment in neighborhoods, resorts, restaurants, and attractions shows that Port Aransas remains one of the fastest-evolving destinations on the Texas coast.
